Llewellyn Park sits on the eastern slope of First Watchung Mountain, directly above Main Street in West Orange and directly below Eagle Rock Reservation. It is hilly, wooded, and laid out on curving private roads rather than a grid, which is exactly what its designers intended in the 1850s. That geography drives almost every practical question buyers bring me: access, drainage, lot size, taxes, and what the association will and will not allow.

Is Llewellyn Park actually gated and private?

Yes. It is a private, gated residential community with a staffed gatehouse at the Main Street entrance and a second, electronically monitored entrance on Eagle Rock Avenue. The National Park Service requires visitors touring Edison's home, Glenmont, to pick up a free vehicle pass at the laboratory visitor center before they can pass the gate.

How many houses are there, and how big are the lots?

Counts vary by source, which tells you something about how the community has been resubdivided since 1853. The National Park Service marker on site describes roughly 160 lots across about 420 acres. The Cultural Landscape Foundation counts 173 homes arranged around a 50-acre common called the Ramble. Expect anything from a one-acre parcel to a multi-acre estate.

Who maintains the private roads and the Ramble?

The community has governed itself since the beginning. The original deeds put the roads and the Ramble under a committee elected by the owners, funded by an annual per-acre assessment. That structure is why the roads are private and why an association, not the township, sets the rules inside the gate. Ask me for the current assessment and rules before you write an offer.

West Orange Township bills quarterly, due February 1, May 1, August 1 and November 1. For tax year 2023 the average residential property tax bill in West Orange Township was $15,476, against an Essex County average of $13,283. Your bill depends on your own assessment, so always pull the actual figure for the address before you budget.

What does the historic designation mean for my renovation?

Llewellyn Park is listed as a historic district on the National Register of Historic Places, and the neighborhood was laid out by Alexander Jackson Davis with a specific relationship between houses, roads and open land. Thomas Edison National Historical Park

The park sits at 211 Main Street, at the foot of the hill, covering 21.25 acres of laboratory buildings. Edison's home Glenmont is the other half of the park and it stands inside Llewellyn Park itself, on 13 landscaped acres.

This is not a subdivision that grew a story later. Llewellyn Park was an argument about how Americans should live, built in stone and planting in the 1850s, and most of that argument is still legible on the ground.

The first planned residential community in America

New York businessman Llewellyn S. Haskell bought a farmhouse and 21 acres on the eastern slope of Orange Mountain, then kept buying. With architect Alexander Jackson Davis he laid out curving roads and villa sites rather than a grid, and the result is generally credited as the first planned residential community in the United States.

Davis designs the Gatehouse

The stone Gatehouse at the Main Street entrance was designed by A. J. Davis to echo Haskell's own country house. Today it holds the Llewellyn Park archives, including photographs and memorabilia of the community, and it is still the point where visitors are cleared through.

The Ramble gets its name and its rules

By 1860 Haskell's holdings had reached 500 acres and the central ravine land became known as the Ramble. Maintenance of the pleasure ground and the roads was funded by assessing owners $10 per acre a year, managed by an elected committee. That is the origin of the association structure buyers still deal with.

Built in for Henry Pedder, the 29-room Queen Anne house came to market after Pedder's embezzlement was discovered. Thomas Edison bought it as a wedding gift for Mina Miller Edison, and died there on .

Essex County created the first county park system in the United States on . The first Eagle Rock land purchase came that year, the tract was assembled by 1907, and Frederick Law Olmsted produced a preliminary design later developed by the Olmsted firm.

Getting Around

Commute times from Llewellyn Park.

Main Street puts you a few minutes from Interstate 280, which runs east to Newark and the New Jersey Turnpike and west to Interstate 80. The Garden State Parkway is reached from 280 at exit 145. There is no rail station in West Orange itself, so most rail commuters drive or take a local bus to NJ Transit's Morris and Essex Line at Orange, Highland Avenue or South Orange. NJ Transit route 101 is the one seat bus from West Orange to Port Authority.

Private common ground

The Ramble

A 50-acre series of ravines that forms the organizing spine of the community. Davis and Haskell built the neighborhood around it, so the parkland is the structure and the houses are arranged along it rather than the other way around. It carries a forest of evergreens, a lyceum, a kiosk and a chain of ponds along a stream that runs the length of the park.

This is common land held for residents, not a public trail system, and that is a real part of the value here. The site was also the first large scale naturalization of crocus, narcissus and jonquil in the country, which is why early spring looks the way it does on these roads.

Eagle Rock Reservation

408.33 acres of largely undeveloped woodland laced with bridle paths and hiking trails, on the crest of First Watchung Mountain between West Orange, Montclair and Verona. Lookout Point gives an open view east across the Orange valley to the Manhattan skyline, and the Eagle Rock Avenue entrance holds the Essex County 9/11 Memorial. The Lenape Trail runs along the eastern edge, and the old 1911 casino shelter on the crest is now the Highlawn restaurant.

South Mountain Reservation

2,110 acres of nature reserve on the Rahway River, spread across Maplewood, Millburn and West Orange and bordering South Orange. It holds a dog park, waterfalls, and carriage roads used for jogging, horseback riding and cross country skiing. Within it, the 36-acre recreation complex holds Turtle Back Zoo, the Richard J. Codey Arena, mini golf, paddle boats and the reservoir loop.

The trail system, dog parks, and open space within a drive

The Lenape Trail runs roughly 36 to 40 miles through Essex County, connecting 18 parks across 11 municipalities, and you can pick it up minutes from the gate at Eagle Rock. The nearest off leash area is the dog park inside South Mountain Reservation. Eagle Rock, closer to home, is trails and bridle paths rather than a fenced run.

Beyond that, the county system runs over 6,000 acres and more than 140 buildings, including the Essex County Environmental Center, Presby Memorial Iris Gardens in Montclair, Branch Brook Park in Newark and three public golf courses. Hiking maps for the reservations are available from the West Orange Recreation Department at 60 Cherry Street.

Llewellyn Park was built over more than a century and a half, so the housing stock reads like a survey of American domestic architecture. Alexander Jackson Davis set the tone in the 1850s, and later houses were designed by Calvert Vaux, Charles McKim, Stanford White and Robert A. M. Stern. Expect stone, slate, shingle and deep porches, sited to the contour of the hill rather than to a street line.

Yes. Llewellyn Park is a private, gated residential community inside West Orange, with a staffed gatehouse on Main Street and a second monitored entrance on Eagle Rock Avenue. Even visitors touring Thomas Edison's home, Glenmont, must collect a free vehicle pass at the park visitor center before the gate will admit them. For buyers this matters in two ways: showings are scheduled rather than casual, and the roads inside are private, which is why an owners association rather than the township sets the rules.

Published counts differ because the community has been resubdivided repeatedly since 1853. The National Park Service marker on site describes roughly 160 lots across about 420 acres, while The Cultural Landscape Foundation counts 173 homes around a 50-acre common. Lots run from about one acre to multi-acre estates. The practical takeaway is that no two parcels here are alike, so square footage and acreage have to be checked property by property.

The median sale price in 07052 was $690,347 for the three months ending August 2026, up 6.3% year over year, at a median of $372 per square foot. Homes sold in about 23 days and roughly 80.7% closed above asking. Across 303 closed West Orange sales in the six months to August 2026, the middle half closed between $550,000 and $863,000. Llewellyn Park sits above that band, which is why the live search on this page is filtered to $1M and up.

They are significant, and they should be in your monthly budget from the first conversation. For tax year 2023 the average residential bill in West Orange Township was $15,476, against an Essex County average of $13,283. Bills are due quarterly on February 1, May 1, August 1 and November 1. Your own bill depends on your assessment, not the township average, so I pull the actual figure for any address before we make an offer.

The owners do, through their association. From the beginning the roads and the Ramble were placed under a committee elected by the owners and funded by an annual assessment on each acre. That is why the township does not plow or pave inside the gate and why an association budget exists at all. Ask for the current assessment, the rules, and any pending capital work in writing before you commit.

Llewellyn Park is listed as a historic district on the National Register of Historic Places, and the layout by Alexander Jackson Davis is part of what is recognized. Federal listing by itself does not stop a private owner from renovating, but the association's own review process can, and that is the constraint that actually binds you. Get the review requirements in writing during attorney review, before your contract is firm.

There is no rail station in West Orange, so most commuters drive about six minutes to Orange station on NJ Transit's Morris and Essex Line, where the published trip to New York Penn Station runs about 33 minutes. NJ Transit route 101 is the one seat bus from West Orange to Port Authority, scheduled at roughly an hour. DeCamp commuter bus service to New York ended in April 2023, so ignore older guides that still list it.

The nearest off leash area is the dog park inside South Mountain Reservation, the 2,110-acre Essex County reserve that covers part of West Orange along with Maplewood and Millburn. It is about ten minutes from the Main Street gate, and the same reservation has miles of carriage roads for on leash walking. Eagle Rock Reservation, closer to the gate, is trails and bridle paths rather than a fenced off leash area.

ShopRite of Essex Green at 495 Prospect Avenue is the anchor grocery for this part of West Orange, open daily from 6:30 a.m. to 11 p.m. with a deli, hot bar and sushi counter. Whole Foods Market, Trader Joe's and Kings Food Markets are all within a short drive in the surrounding towns. The Essex Green Shopping Center around it also holds a pharmacy and about 26 other stores and restaurants.

Inside the gate is the Ramble, 50 acres of private common ravine land with ponds, evergreens and a lyceum, reserved for residents. Outside it, Eagle Rock Reservation covers 408.33 acres on the ridge above, and South Mountain Reservation covers 2,110 acres to the south. The Lenape Trail, which links 18 parks and 11 municipalities in Essex County, passes along the eastern edge of Eagle Rock.

The two destination rooms are both inside county parkland. The Highlawn occupies a 1911 masonry pavilion on the Eagle Rock crest with a Manhattan skyline view, and McLoone's Boathouse sits on the Orange Reservoir in the South Mountain Recreation Complex, serving lunch, dinner and a Sunday brunch. For everyday eating, the Essex Green Shopping Center on Prospect Avenue holds most of the local takeout, and Montclair is about fifteen minutes north.

Take Main Street down to Interstate 280 east, then follow signs to the New Jersey Turnpike or the Garden State Parkway south to the airport. It is roughly 14 miles and about 25 minutes off peak, which is one of the practical advantages of this location over towns further west. Allow substantially more time during weekday rush hours or when 280 is under construction.

Llewellyn Park is in the West Orange Public Schools, a preK through 12 district headquartered at 179 Eagle Rock Avenue with 12 schools and a reported enrollment of 6,718. West Orange High School at 51 Conforti Avenue serves grades 9 to 12, and the district runs three middle schools. Elementary and middle assignment is by address and changes over time, so confirm placement with the district office before you buy.
