As of October 2026, homes in Middletown 19709 sold at a median of $501,294 over the three months ending August, down 8.9% from a year earlier, while price per square foot held at $206, up 0.5%. Redfin counted 197 sales in August, up from 175, and five of the eight closings it lists for September 30 to October 2 sold at or over list. At the median with 20% down and Freddie Mac's 7.28% average, principal and interest run about $2,744 a month, and Ownwell's 0.81% median effective tax rate adds roughly $338.
JAMy read: The lower median almost exactly cancels the higher rate, so the payment on the median home is within about $8 a month of last year. The local advantage is tax: Middletown's 0.81% median effective rate compares with about 2.34% in Glen Mills, PA, so the same price carries a much smaller monthly bill here.

The town counted 23,192 residents in the 2020 Census, up from 18,871 in 2010, across about 12.5 square miles of land. Between 2000 and 2010 the population grew 206 percent, which is why most homes here date from 2000 or later.
The median household income in Middletown was $115,252 in the Census Bureau's 2019 to 2023 American Community Survey, and the 2020 Census put the town's median age at 37.1 years. Average household size was 2.75 people.
Over the three months ending August 2026, the median sale price was $429,716, down 2.1 percent year over year, while the median price per square foot rose 5.6 percent to $187. Custom homes at Bohemia Mill Pond can exceed $1 million.

Culture and performance
The Everett Theatre at 47 W. Main Street opened in 1922 with 600 seats and is run today by the nonprofit Associated Community Talents, which bought and restored it. Its calendar mixes concerts, films and community theater, including a Playground Series of shorter plays.
The Olde-Tyme Peach Festival closes Main Street on the third Saturday in August for a parade, live music, crafts and peach treats, with a 5K the same day. Main Street also hosts a Little League parade in May, a Christmas parade in November and the tongue-in-cheek Hummers parade.
Silver Lake Park covers about 40 acres with trails, courts and a pool. Charles E. Price Memorial Park adds pavilions, open fields, a fenced dog park and a catch-and-release fishing pond, and the Middletown Nature Area on South Broad Street has a raised trail through woods along a stream.
Little League and Senior League games are played at Duke Field on Cleaver Farm Road, and Silver Lake Park hosts organized softball, soccer and football. Each Labor Day the M.O.T. Big Ball Marathon runs 24 hours straight for local charities and raised a record $65,000 in 2013.
Summer centers on the Silver Lake pool, open June through August, and concerts at the bandstand of the M.O.T. Senior Center, 300 South Scott Street. August brings the Peach Festival, a weekend farmers market runs in season, and November closes the year with the Christmas parade.
The town formed its own Middletown Police Department in 2007, runs its own electric, water and sewer utilities, and opened the 28,000 square foot Appoquinimink Community Library in 2022. ChristianaCare's Middletown Free-standing Emergency Department provides 24 hour emergency care.
Public schools in Middletown, Odessa and Townsend are run by the Appoquinimink School District, headquartered at 313 South Fifth Street, Odessa, DE 19730. Parks, preserves, and outdoor access
Silver Lake Park on East Cochran Street covers about 40 acres with a pool, tennis and basketball courts, a skate area and trails. Charles E. Price Memorial Park on Levels Road adds walking loops and a fenced dog park, and the Middletown Nature Area on South Broad Street has a raised nature trail.
ACME Markets is at 460 E Main St, Giant Food is on Dove Run Drive, Sprouts Farmers Market is at Northside Shopping Center, and Food Lion is at Middletown Marketplace. CVS is at 674 Middletown Odessa Road.
ChristianaCare operates the Middletown Free-standing Emergency Department, which opened in April 2013 with 24 hour emergency care and 18 treatment rooms. Full hospital services are north of the canal at ChristianaCare's Christiana Hospital near Newark.
The Appoquinimink Community Library at 651 N. Broad St. opened as a 28,000 square foot library and digital center in 2022, with a maker space and studios. Odessa's Corbit-Calloway Memorial Library is at 115 High Street. Call the Appoquinimink branch at 302-378-5588.
Main Street is the walkable core: Volunteer Brewing Company pours from a renovated 1800s home at 116 W Main St, Pithari is at 1 W Main St, and Sully's Irish Pub is at 12 W Main St. Free public parking sits on South Scott Street and behind Town Hall.
The Middletown Historical Society museum keeps peach industry tools and photographs, and runs the Olde-Tyme Peach Festival each August. The Everett Theatre at 47 W. Main Street is listed on the National Register of Historic Places.
Most buyers see Middletown as a new suburb, and the numbers back that up: the population tripled between 2000 and 2010. But the crossroads at Main and Broad Streets is centuries old, and the peach era still shapes the town's festivals and architecture.

A tavern stop on the cart road
Middletown began as a tavern stop on a trade route between the Atlantic side of the peninsula and the Chesapeake Bay, the shortest overland crossing before the canal was built. It is one of the few old Delaware towns not built on a navigable waterway.
The town takes its name from its spot midway along that route, and today it still sits near the midpoint between Wilmington and Dover. It was incorporated on February 12, 1861, and its original shape earned it the nickname Diamond Town of the Diamond State.
When the railroad reached Middletown in 1855, local farms could ship fresh fruit to city markets quickly. Historical Society volunteers point to 1855 as the pivotal year that turned peach farming into the town's economic engine.
Peach growing flourished from 1850 to 1875, the year of the biggest crop. A disease called peach yellows then spread through the orchards and ended commercial peach growing. Large Italianate peach mansions still stand north and west of town.
Middletown became one of the first towns in Delaware to install electric street lights in 1886. It still runs its own municipal electric department today, a member of the Delaware Municipal Electric Corporation. The Middletown Transcript newspaper dates to 1868.
The 600 seat Everett Theatre opened on November 9, 1922, closed in 1979, and was bought by the nonprofit Associated Community Talents in 1983. Its stage appears in Dead Poets Society (1989), most of which was filmed at St. Andrew's School.
Delaware Route 1, a toll highway, runs along the east edge of town with a signed exit at Route 299, and it carries most traffic north to Wilmington, I-95 and Philadelphia or south to Dover. The US 301 toll road runs just west and north of town toward Maryland and the Chesapeake Bay Bridge, with Middletown exits at Route 299 and Route 71. Locally, Route 299 runs east to west along Main Street and Route 71 runs north to south on Broad Street. DART buses connect a park and ride lot in Odessa with Newark, Wilmington and Dover.

Middletown's parks range from a 100 acre park with a dog run and fishing pond to a tiny pocket park tucked into a former alley on Main Street. Most neighborhoods are a short drive from at least one of them.

Roughly 100 acres off Levels Road with pavilions, open fields and a catch-and-release fishing pond. One full circle of the walking trails from the Levels Road entrance is about two miles. The fenced dog park at 900 Levels Road has a separate small dog area and closes Wednesdays from 7 a.m. to noon for maintenance.
About 40 acres on East Cochran Street, next to Silver Lake Elementary School. The park holds tennis and basketball courts, a skateboard area, walking trails, a playground, soccer fields, picnic pavilions and a swimming pool open June through August. Pool information: 302-378-4975.
A quieter spot on South Broad Street with a raised nature trail through woods along a stream, plus a picnic pavilion. It is the closest stretch of natural woodland to downtown.
