Sold a single family home in Naperville, IL ·

“It was a delight working with Dimpi. She is our agent for the past 10 years.

This is the third transaction we have had in the past 10 years. Dimpi got our single family home under contract in a day after we made the decision to sell, in fact the house went under contract even before it was listed, and it was above market price. Frankly, when it was time for us to sell our house, I talked to at least 5 other agents and found that Dimpi was the one who had the local knowledge and process expertise. I am happy that we selected Dimpi to sell our house. It was done right, quick and by far exceeded our expectation. The last transaction we had was in 2015, where we bought a single family home and sold our town home. The closing for buying and selling was on one single day. The transaction was seamless with no obstruction whatsoever. This rarely happens when we have a closing for buying and selling on the same day. I would give all the credit to Dimpi for that transaction as well.”

“We had a very positive and great experience working with Dimpi Mittal when we were looking to buy a house.

An extremely thorough and professional realtor, she left no stone unturned in finding us the right house, always keeping our interest and priority in mind. She took the time to understand exactly what we wanted, showing us only those properties meeting our criteria. For every property we saw, she provided an impartial assessment of the pros and cons, letting us decide if we wanted to go forward, without any high pressure sales tactics or other gimmicks. What we enjoyed about working with Dimpi was her patience, her knowledge of the entire buying process, and her willingness to engage in hard negotiations on our behalf once we made an offer. An added bonus was her immense knowledge of the local market, schools and neighborhood. As a result, after moving in, we were also introduced to a trusted network of service providers. All in all, we would highly recommend Dimpi Mittal's services to anyone interested in buying or selling.”

“When we decided to move from Fort Wayne, Indiana to the Naperville area, we chose Dimpi Mittal.

We had talked with a few real estate agents first, and we were very impressed and pleased with Dimpi's knowledge about the real estate market in and around Naperville. Dimpi is very professional, fair, open, reachable, supportive, hardworking and, most important, fun to work with. As we were first time home buyers, she helped and explained each and every step in detail about home buying. We visited many MLS listed homes in the Naperville area, and when questions were asked, and there were many, she answered enthusiastically and gave us a ball park amount required for immediate investment in an existing home to make it to our taste and liking. We will highly recommend her for buying, selling or renting homes in and around the Naperville area.”

How I work in Naperville.

I keep my services focused on buying, selling and investing, and I handle each one personally. Because my practice is mainly seller focused, the same marketing discipline I use on listings shapes how I prepare buyers to compete in 60564.

My services include

Bright living room with soft white sofas, staged for a listing

Seller representation

I start every listing by defining the buyer most likely to purchase your home, then build the marketing around that person. We walk the home together and decide what to fix, what to stage and what to leave alone. Pricing comes from closed comparable sales in your own subdivision, and I show you the math. Once you are live, you get regular updates on showings, feedback and competing inventory.

Bright home kitchen with hardwood floors, the kind of space buyers tour first

Buyer representation

I listen first, because the right home has to fit your routines, not just your wish list. Then I narrow the search to subdivisions and school assignments that work, so our tours are focused. When you find the one, I write the offer with terms that protect you, including the inspection contingency, which is your right to renegotiate or exit if the inspection turns up problems.

Contemporary kitchen with a round dining table in an investment property

Investment properties

For investors I look past the listing photos to the numbers. I pull rent comparables, read the association rules on leasing before you commit, and estimate carrying costs with taxes, insurance and dues included. We also talk exit plans, because resale demand in 60564 depends on school assignment and floor plan. You see the full picture before you sign anything.

Updated kitchen with a marble island and wood cabinetry after a remodel

Updates and rehab guidance

My involvement does not end at closing. Many past clients call me when they plan updates or a rehab, and I stay involved as and when they want to make changes. Before a sale, I help you choose improvements that tend to pay back in this market and skip the ones that do not. After a purchase, I can recommend a plan and sequence for projects.

Open living room connected to the kitchen and staircase, prepared for listing photos
Marketing services

Marketing aimed at the right buyer.

Every listing starts with a written buyer profile: who is most likely to purchase this home, where they are searching and what they need to see first. I then combine online and offline strategies, from syndication and targeted digital ads to open houses and my own agent network, so the right people see your home early.

In 60564 that often means leading with school assignment, commute access to Route 59 and I-88, and the subdivision amenities buyers compare. The goal is simple: attract the right buyer in the shortest marketing time, at or above your desired price.

Photography

Photography that sells the space.

Buyers decide which homes to tour from the first dozen photos. Every listing I take gets professional photography that shows natural light, flow between rooms and the features the target buyer cares about most, from a finished basement to a yard backing to open space.

Where the home calls for it, I add a floor plan, aerial frames of the lot and subdivision amenities, and video for the listing page and social channels. Images go out the same day the listing goes live across every major platform.

What buyers ask me about Naperville.

ZIP 60564 is Naperville's south side, most of it in Will County, spread along the Route 59, 95th Street, 103rd Street and 111th Street corridors toward the DuPage River at Whalon Lake. It grew mostly from the 1990s forward, so subdivisions, school assignment and lot position move value more than age alone. These are the six questions I answer most often.

How fast are homes selling in 60564?

Homes in ZIP 60564 sold after a median of 50 days on market in August 2026, compared with 49 days a year earlier. Homes Redfin labels as hot went pending in about 36 days, so preparation before launch still matters.

Which parks and trails are closest to home?

How are property taxes billed in 60564?

Most of 60564 sits in Will County, where homes are assessed at one third of market value and taxes are billed a year behind. 2026 bills were mailed May 1, with installments due June 1 and September 1. Owner occupants can claim the General Homestead Exemption, worth up to $6,000 off assessed value.

How long is the commute to Chicago?

Plan on roughly 35 miles and about 45 to 60 minutes off peak from 95th Street and Route 59 to the Loop, via Route 59, Interstate 88 and Interstate 290. Many commuters drive about 15 minutes to the Naperville or Route 59 stations on the Metra BNSF Line instead.

Prices held steady while volume rose

That is the story of 60564 right now. More homes sold than a year ago, the median price barely moved, and price per square foot edged up. Well priced homes still draw multiple offers, while homes launched too high sit and reduce. The bar below shows the range of recent closed sales, from an attached home at the low end to an estate home at the top.

If you are buying

With 42 percent of homes selling above list, the best homes still move fast, so get fully pre-approved before you tour. On listings past the 50 day median, you usually have room to negotiate price or repairs. I track days on market for every home we see.

If you are selling

About one in five listings took a price drop, so the launch price matters more than any later adjustment. Prepare the home first, price it to closed sales in your subdivision, and market it to the buyer profile from day one.

Client experience

What working with me actually feels like.

It starts with listening. My attentive approach, market knowledge and patience are what past clients mention most, and they are how I aim to exceed expectations. I explain each step in plain language, including terms like escrow, which is the neutral account that holds funds until the contract conditions are met, and contingency, which is your legal exit if something checks out badly.

My commitment goes beyond the transaction. I strive to build lasting relationships, and many clients have become friends who call me for their next move or their next renovation. As one client family put it, I am their real estate agent for life. That is the standard I hold myself to on every file.

Let's talk

FAQ

Questions I get about Naperville.

These are the questions buyers and sellers ask me about 60564, answered the way I answer them in person.

Start with a written lender pre-approval, then we set your search by subdivision, school assignment, lot type and budget before touring anything. Pre-approval tells you the exact amount a lender will fund, and in 60564 it decides which subdivisions are realistic for you.

From there I set up a listing feed and we tour in small batches so you can compare homes side by side. I also explain terms as we go, such as earnest money, which is the deposit you put down when your offer is accepted.

The best realtor for you is the one with proven local results and a plan that fits your goals. Dimpi Mittal, a Broker Associate with Coldwell Banker Realty, has worked full time in Naperville and the southwest suburbs for 20 years, closing 25 to 40 sales a year and earning President's Circle recognition at Coldwell Banker.

Every one of her 27 reviews on Zillow is rated 5.0, and several clients have come back for a second and third transaction. Before you choose any agent, ask for their recent closed sales in your subdivision, how they price homes, and how often they will update you. Dimpi is glad to answer all three at 630-730-5768.

Commissions in Illinois are negotiable, and buyer agent compensation is now agreed in writing before showings begin. Buyers often budget about 2 to 3 percent of the price for lender fees, title insurance, attorney fees, appraisal and prepaid taxes and insurance.

Sellers usually pay their attorney, title charges and the state and county transfer taxes. Illinois charges 50 cents per 500 dollars of value, and Will and DuPage counties add 25 cents per 500 dollars. I give every client a line by line net sheet before we sign.

Yes, in practice nearly every residential sale in the Chicago area uses an attorney on each side. The Multi-Board Residential Real Estate Contract includes an attorney review period, usually five business days after acceptance, when either attorney can propose changes.

Attorney review runs alongside the home inspection period, so both happen early. I coordinate the schedule so your attorney, inspector and lender are working from the same dates.

Most of ZIP 60564 is served by Indian Prairie School District 204, which enrolls about 26,108 students in 34 schools and is headquartered at 780 Shoreline Drive, Aurora. Neuqua Valley High School at 2360 95th Street is inside the ZIP.

Assignment is set by exact address, not by ZIP code, so I confirm the elementary, middle and high school for a specific property through the district boundary and feeder tools before you write an offer.

Yes. I run live video tours, send unedited walkthrough video, schedule inspections and coordinate with your attorney and lender so much of the process can move forward before you arrive. Many buyers visit once, then finalize remotely.

Because my approach starts with how you live, I narrow the map before you fly in. That way your one trip is spent on a short list of homes that already fit your commute, lot and budget.

Conventional loans with 3 to 5 percent down, FHA loans, VA loans for eligible veterans and Illinois Housing Development Authority down payment assistance programs are the routes most first-time buyers compare. The right fit depends on credit, debt ratio and how long you plan to stay.

I introduce you to two or three lenders and ask each for a written Loan Estimate, which is the standard three page form that lets you compare rates and fees side by side.

Outside Cook County, Illinois assesses homes at one third of fair market value, then applies the combined rate of every taxing body on your parcel. Most of 60564 sits in Will County, where 2026 bills were mailed May 1 with installments due June 1 and September 1.

Owner occupants usually qualify for the General Homestead Exemption, and seniors may qualify for additional exemptions. Always confirm the exact parcel with the township assessor and the Will County Treasurer before you budget.

Plan on roughly 35 miles and about 45 to 60 minutes off peak from the White Eagle area to the Loop, using Route 59 north to I-88 east and then I-290. Rush hour adds significant time in both directions.

Many commuters drive to the Naperville or Route 59 Metra stations on the BNSF Line instead. Drive times here are Google Maps estimates and change with construction, weather and time of day.

Yes. Whalon Lake, a 249 acre Forest Preserve District of Will County preserve on Royce Road, has an 11.9 acre fenced off-leash dog park, including a 1.9 acre area for dogs under 35 pounds. It sits on the eastern edge of south Naperville.

Check the Forest Preserve District of Will County for current permit rules and hours before your first visit. Naperville Park District parks require dogs to stay leashed.

Jewel-Osco at 2855 95th Street, Naperville, IL 60564 sits at the 95th Street and Route 59 intersection and includes a pharmacy. Naperville Crossings, on the northwest corner of the same intersection, is anchored by Aldi.

Additional grocers and pharmacies line the Route 59 corridor north toward I-88. Hours change seasonally, so confirm with each store.

Wolf's Crossing Community Park at 3252 Wolf's Crossing Road covers 33 acres with a 1.4 mile trail, splash pad, pickleball courts and a challenge course. Commissioners Park at 3704 111th Street adds a one mile loop trail with fitness stations.

To the east, Whalon Lake connects to a 3.71 mile paved segment of the DuPage River Trail. Neighborhood paths in many subdivisions link into these parks.

Downtown Naperville has a dense restaurant district, including Hugo's Frog Bar and Fish House at 55 S Main Street, La Sorella di Francesca at 18 W Jefferson Avenue and Quigley's Irish Pub at 43 E Jefferson Avenue.

The Riverwalk runs 1.75 miles along the West Branch of the DuPage River beside the district, so dinner and a walk fit in one trip. Confirm current hours with each restaurant.

From 95th Street and Route 59, plan on roughly 32 miles and about 40 to 50 minutes off peak, using Route 59 north to I-88 east and then I-294 north. Midway International Airport is roughly 28 miles away by I-55.

Add time at holiday weekends and during the morning inbound rush. Drive times are Google Maps estimates and vary by conditions.

It depends on the subdivision. Many 60564 associations maintain common areas, ponds and entry landscaping, while clubhouse communities such as White Eagle, Ashwood Park and River Run also fund pools, courts and staff.

Fees and coverage vary widely, so I pull the association budget, rules and any special assessment history during your review period. That way the true monthly cost is clear before your contingencies expire.
