I call myself a real estate matchmaker, because that is the job. For 20 years I have worked full time as a member of the National Association of REALTORS®, today as a Broker Associate with Coldwell Banker Realty at 1212 S Naper Blvd in Naperville. My practice is mainly seller focused, and I close between 25 and 40 sales in a typical year across Naperville and the southwest suburbs.
My background is in research and communications, and I still work that way. Before a home goes live, I build a profile of the buyer most likely to want it and then reach that buyer with a mix of online and offline marketing. The result has been a long track record of homes selling at or above the price my sellers set out to reach, in the shortest reasonable marketing time.
For buyers, I listen first. Whether you are new to Naperville or moving across town, I can quickly point out which features of a house fit the way you actually live, and which ones will cost you later. I also hold the Certified Luxury Home Marketing Specialist and Certified Negotiating Consultant designations. My commitment does not end at closing. "I strive to build lasting relationships with my clients, many of whom have become friends." Past clients still bring me in for updates and rehab projects, and more than one has called me their real estate agent for life.

As of September 2026, homes in Naperville 60564 sold at a median of $724,686 over the three months ending August, essentially flat (down 0.32%) from a year earlier, while sales volume rose 6.4% to 190 homes. The median home sold in 50 days at 100.6% of list price; 42.2% sold above list and 20.9% took a price drop. At the median price with 20% down and Freddie Mac's 7.03% 30-year average, principal and interest run about $3,869 a month, and a 2.35% effective property tax rate adds roughly $1,419.
My read: 60564 is not one market. Well-prepared homes priced from subdivision comps still sell at or above list, while the one listing in five that overreaches ends up cutting. Rates, not prices, are what changed this fall.

Trades infrequently
Homes here change hands less often than in neighboring subdivisions, so pricing rests on a handful of recent closings. I pull those comps street by street when you are ready to look.
No neighborhood's entry price fits that payment. Try a higher limit, or ask me about nearby options.
Ranges reflect listings at the time of research, September 2026, not closed-sale values, and move constantly. Payment estimates exclude tax, insurance and HOA dues; see the monthly cost calculator. The dark tick on each bar marks the 60564 median sale price of $724,686.

20.9%of listings cut price
One listing in five took a price drop, yet the typical home still sold at 100.6% of list and 42.2% sold above.
Why it matters: a price drop means a listing missed on launch. That is where your leverage lives; new, well-prepared homes rarely discount.

~$22Khot-home premium on $725K
Redfin's hot homes sell about 3% over list and go pending in about 36 days, versus 53 for a typical home.

01The 60-Second Overview
About 30 miles west of the Chicago Loop, Naperville follows the West Branch of the DuPage River across DuPage and Will counties. ZIP 60564 is its southern end, where Route 59 meets 95th Street: newer subdivisions, District 204 schools and a park system people actually use. Four chapters, fifteen seconds each.
Joseph Naper arrived in 1831 aboard the family schooner Telegraph. Naper's Settlement became the first seat of DuPage County in 1839 and held it until 1868, incorporated as a village in 1857 with about 2,000 residents, and built the Riverwalk in 1981 for its 150th anniversary.

Most listings are marketed to everyone, which means they speak to no one. I start with research: who bought homes like yours in 60564 over the past year, what they paid, and what they searched for. Then I combine online and offline outreach, staging advice and syndication to Zillow, Realtor.com, Redfin and Homes.com so the right buyer sees your home first.
See The Marketing PlanBuyers meet your house on a phone screen before they ever see the front door. Every listing gets professional interior and exterior photography, shot after we prepare each room, so light and layout read clearly. Where a lot, a pond view or a finished basement deserves it, we add coverage that shows it off.

Which 60564 subdivisions should I look at first?

60564's subdivisions are young, but the city they belong to is nearly two centuries old. Six moments that shaped the place you would be buying into, and what each one still means for a buyer today.
Joseph Naper arrived on the west bank of the DuPage River after a nearly two-month voyage from Ashtabula County, Ohio, aboard the family schooner, the Telegraph. By 1832 more than 100 settlers lived there.
The river Naper settled on is still the city's spine. Downtown, the Riverwalk and the historic district all sit along the same West Branch of the DuPage.
When DuPage County split from Cook County in 1839, Naper's Settlement became its seat. It held that role until 1868, when the county seat moved to Wheaton.
County lines still matter. Naperville now straddles DuPage and Will counties, which is why one 60564 tax bill comes from Will County and another from DuPage.
On February 7, 1857, Naper's Settlement was incorporated as the Village of Naperville with about 2,000 residents. It reincorporated as a city on March 17, 1890.
Much of that early village survives as the Naperville Historic District, listed on the National Register of Historic Places, about 15 minutes north of 60564.
On April 25, 1946, two Chicago, Burlington and Quincy passenger trains, the Exposition Flyer and the Advance Flyer, collided near the Naperville station. The wreck killed 45 people.
The line is now Metra's BNSF commuter route. A memorial, Tragedy to Triumph, was dedicated at the Naperville station in 2014, and the Route 59 station is Metra's busiest outside downtown Chicago.
Construction of the Naperville Riverwalk began in 1981 to mark the 150th anniversary of Joseph Naper's settlement.
Today it runs about 1.75 miles of brick paths and covered bridges downtown and hosts the Riverwalk Fine Art Fair, held since 1984.
The Millennium Carillon in the 158-foot Moser Tower was dedicated in 2000. Its 72 bronze bells range from about 10 pounds to the six-ton Captain Joseph Naper Bell.
It still plays public recitals in summer, and the tower is the landmark most buyers recognize from downtown Naperville photos.
Illinois Route 59 and 95th Street are the main arteries through 60564. Interstate 88, the Reagan Tollway, runs across north Naperville, and Interstate 55 is reached to the southeast. The Metra BNSF Line from the Route 59 station is the rail option into Chicago.

Naperville was flat prairie before settlement, and much of its open space today follows the DuPage River and former quarries. In 60564 that means large active parks, a Forest Preserve lake and a regional trail you can ride for miles.

Most of 60564 sits in Wheatland Township, Will County, inside the City of Naperville, so taxes and utilities here differ from a DuPage County or unincorporated address. Rates and fees change, so verify current figures with each office before you build them into a budget. I am not a tax advisor, and none of this is tax advice.
Illinois taxes a home's equalized assessed value, roughly one third of market value, times local rates. The Wheatland Township Assessor sets values for most of 60564 and publishes new assessments each August. For Naperville's Will County portion, Ownwell puts the median effective rate near 2.35% and the median bill at $12,734.

Payment, not list price, sets your ceiling in 60564 this fall. Rates moved more than prices, so the first step is knowing what you can actually carry.
The data
Inside 60564 the county, school assignment, HOA and even the city can change street to street. Each one moves your costs or your plans.
The data
One ZIP holds $330,000 condos and $2 million golf course homes. A ZIP-wide median tells you little about the house in front of you.
The data
The market is balanced, not uniform. Stale listings negotiate; fresh, well-prepared homes still draw competition.
The data
Illinois contracts typically include an attorney review period of about five business days, and the inspection usually happens inside it. That window is where issues get priced.
The data
Taxes are the line buyers underestimate. On the median 60564 home, property tax adds more than a third on top of the loan payment.

Most of 60564 was built from the mid 1980s onward, so the housing stock reads as a timeline of suburban design. Expect brick-front two-stories from the 1990s, golf course customs in White Eagle, newer transitional builds and plenty of townhomes and condos near Route 59.

Closing is not the finish line. Past clients still call me for renovation advice, rehab projects and their next move, sometimes a decade later.

For sellers, that means a researched price, a marketing plan aimed at your likeliest buyer and a clear view of your net proceeds. For buyers, it means honest pros and cons on every home and a straight answer when something does not add up. Either way, you will have my number long after closing.

Fifteen questions I hear from buyers and sellers, answered the way I would answer them on the phone.
There is no official ranking of Naperville real estate agents, so the best agent is the one whose track record, local knowledge and approach fit your move; Dimpi Mittal, a Broker Associate with Coldwell Banker Realty, brings 20 years full time, President's Circle recognition and 439 recorded sales on Zillow. When you compare agents, ask for recent closed sales in your subdivision, how they price and market homes, and what past clients say. Dimpi's clients rate her 4.9 out of 5 across 57 reviews aggregated by Birdeye, she holds the Certified Luxury Home Marketing Specialist and Certified Negotiating Consultant designations, and her practice is mainly seller focused across 60564 and the southwest suburbs. Interview two or three agents before you sign.
Most 60564 addresses are served by Indian Prairie School District 204, with Neuqua Valley High School at 2360 95th Street as the main high school, middle schools such as Scullen, Crone and Gregory, and elementary schools including Fry, Kendall, Peterson and White Eagle. Assignments are set by address, so confirm any specific home with the district's boundary lookup before you write an offer. I always verify this during your contingency period.
Property taxes in 60564 depend on the home's assessed value and the local tax rate, and most of the ZIP is billed by the Will County Treasurer in two installments, due in June and September, with bills mailed in early May. A smaller part of 60564 sits in DuPage County, which bills separately. Ask for the prior year's actual bill on any home you are considering, and ask the Wheatland Township Assessor about exemptions.
From White Eagle near Route 59 and 95th Street, downtown Chicago is roughly 36 miles away, typically about 50 minutes by car off-peak via Interstate 88 or Interstate 55 and much longer at rush hour, so many commuters instead drive about 12 minutes to the Route 59 Metra station and ride the BNSF Line to Chicago Union Station. Test the drive at your actual commute time before you commit to a street.
Yes, the closest large option is the fenced off-leash dog park at Whalon Lake on Royce Road, run by the Forest Preserve District of Will County, which covers 11.9 acres, includes a separate 1.9-acre area for dogs under 35 pounds and requires a permit to use. The same preserve connects to the paved DuPage River Trail, which works well for longer leashed walks.
The closest groceries to Route 59 and 95th Street are clustered at Naperville Crossings, the shopping center on the northwest corner of the intersection anchored by ALDI, with a Jewel-Osco also near the intersection, so most 60564 addresses reach a full grocery store in under ten minutes by car. For specialty shopping, Trader Joe's sits on West Gartner Road in north Naperville.
Tall Grass residents are close to Wolf's Crossing Community Park, a 33-acre park with a splash pad, sled hill and playground, and Commissioners Park on 111th Street, which has a loop trail of about one mile with fitness stations, a skate facility and cricket pitches. The 95th Street Community Plaza adds a seasonal splash pad beside the 95th Street Library. For longer rides, the DuPage River Trail runs through Whalon Lake.
Restaurants near Naperville Crossings at Route 59 and 95th Street include Biaggi's Ristorante Italiano on Show Place Drive and Giordano's South Naperville on South Route 59, plus a range of casual and fast-casual options inside the center. For a bigger night out, downtown Naperville is about 15 minutes north, with Sullivan's Steakhouse and Hugo's Frog Bar & Fish House on Main Street.
Driving from White Eagle to O'Hare International Airport is about 34 miles and roughly 45 minutes off-peak, usually north on Route 59 to Interstate 88 east and then Interstate 294 north, while Midway International Airport is about 30 miles and roughly 40 minutes away. Allow extra time on weekday mornings and Friday afternoons, when tollway traffic builds quickly.
Selling costs in Naperville usually include the real estate commission, which is fully negotiable, your attorney fee, title charges, prorated property taxes and transfer taxes, including the City of Naperville transfer tax of $1.50 per $500 of the sale price on top of Illinois and county transfer taxes. Which side pays each tax is set in the contract. I give every seller a written net sheet before listing.
Attorney review is the window, commonly five business days after acceptance, when each side's attorney can approve, modify or cancel the contract in Illinois; a contingency is a condition that must be met or you can exit, such as a home inspection, financing or appraisal. In most 60564 transactions, the inspection happens during attorney review, so issues found can be negotiated before the contract becomes final.
First-time buyers in Illinois commonly use conventional loans with as little as 3% down, FHA loans, VA loans for eligible veterans, and down payment assistance programs offered through the Illinois Housing Development Authority, each with its own rules. Programs have income and price limits that change, so a lender should confirm eligibility first. I can connect you with local lenders who work with these programs regularly.
Yes, relocation is a regular part of my work, and one of my Zillow reviewers moved from Fort Wayne, Indiana to the Naperville area with my help after choosing me from several agents they interviewed. For remote buyers I provide live video tours, attend inspections, share recorded comparable-sales reviews and coordinate electronic signatures. We set up a clear timeline around your move date and school calendar before touring begins.
The best price in 60564 comes from accurate pricing against recent comparable sales, targeted marketing aimed at the most likely buyer for your home, and preparation that fixes what buyers will notice first in photos and at the first showing. My practice is primarily seller-focused, and I build each plan around the property's target buyer profile. I also review every offer's terms, not just the price, before you decide.
No, I serve all of Naperville and the surrounding southwest suburbs, including Oak Brook, Aurora, Bolingbrook, Burr Ridge, Downers Grove, Hinsdale, Lisle, Plainfield, Willowbrook and Woodridge, working from the same Coldwell Banker Realty office on South Naper Boulevard. 60564 is a focus because I know its subdivisions, school boundaries and pricing patterns closely. Whichever town you are considering, I work from current local data rather than county averages.
Call, text or send the form. I answer my own phone. Whether you plan to move in three weeks or three years, an early conversation costs nothing and usually saves money later.
