Lincoln Square sits at the southern tip of Manhattan's Upper West Side, between Columbus Circle and West 72nd Street. The Hudson River and the Henry Hudson Parkway line its western edge, and Central Park West forms its eastern border.
Lincoln Square is generally defined as West 59th to West 72nd Street, from the Hudson River to Central Park West, the broader version most brokers and buyers use. New York City has no official neighborhood lines, so some sources use only the blocks around Lincoln Center. I use the broader definition because it matches how buyers search.
The 16.3-acre Lincoln Center campus anchors everything, where Broadway crosses Columbus Avenue between West 62nd and West 66th Street. The Juilliard School and the Metropolitan Opera House share it. To the west, Riverside Park South covers the old New York Central rail yard, and Columbus Circle marks the southern edge.
Buying here is almost always buying an apartment. Co-ops and condos make up nearly every sale, so the building matters as much as the block. I read offering plans, board minutes and financials with you before you bid.

Generally defined as the residential corridor from West 72nd to West 107th Street, between Riverside Park and West End Avenue. Prewar co-ops and townhouses fill its side streets, many within the Riverside-West End historic districts.
The Central Park West blocks from West 72nd Street into the 80s, just north of Lincoln Square, near the American Museum of Natural History. Expect prewar co-ops, brownstone side streets and the B and C trains.

South of West 59th Street toward the 40s, with walk-ups, newer condos and the restaurants of Ninth Avenue. Midtown offices and Broadway theaters are a short walk.

Parks, wetlands and outdoor access
Riverside Park South follows the Hudson from West 59th to West 72nd Street, with the preserved 69th Street Transfer Bridge and Pier I. Central Park starts across Central Park West, and Damrosch Park sits inside Lincoln Center.
Morton Williams opened at 2015 Broadway in 2024 and also runs a store at 15 West End Avenue. Whole Foods Market is downstairs at 10 Columbus Circle. The Tucker Square Greenmarket runs Thursdays and Saturdays.
Mount Sinai West at 1000 Tenth Avenue is the closest hospital, just south of West 59th Street outside the neighborhood line. Summit Health opened medical offices at 1865 Broadway in 2022.
The NYPL Riverside Library at 127 Amsterdam Avenue is the neighborhood branch. The Library for the Performing Arts sits at 40 Lincoln Center Plaza. The Lincoln Square BID hosts free summer jazz in Dante Park.
Restaurant Row at 1900 Broadway includes Cafe Fiorello and The Smith. Rosetta Bakery at 1928 Broadway and Cafe Aroma at 1873 Broadway cover coffee and pastries before a show.
The Shops at Columbus Circle gather stores and restaurants at the southern edge. For heritage, the Phipps Houses on West 63rd and West 64th Streets are among the few remnants of San Juan Hill.
The 1 train stops at 66 St-Lincoln Center. The A, B, C, D and 1 meet at 59 St-Columbus Circle, and the 1, 2, 3 and B, C stop at 72nd Street. The M5, M7, M10, M11, M20, M66, M72 and M104 buses stop in the neighborhood. Drivers use the Henry Hudson Parkway along the river.

Before the opera house and the glass towers, this corner of Manhattan held a freight yard, a jazz neighborhood and a name nobody could quite explain.

Rails along the Hudson
The Hudson River Railroad was chartered in 1846. Its successor, the New York Central, ran the 60th Street Yard on landfill here, receiving 800 to 900 freight cars a day at its peak.
In 1906 the Board of Aldermen renamed the area, once called Empire Square, as Lincoln Square. A search of property records found no landowner named Lincoln, and city records give no reason.
West of Amsterdam Avenue, San Juan Hill grew into a center of Black and later Puerto Rican life and an early home of jazz. Thelonious Monk lived here, and the Phipps Houses on West 63rd Street still stand.
On May 14, 1959, President Dwight D. Eisenhower broke ground at Broadway and West 64th Street. The urban renewal plan cleared 18 blocks and displaced about 7,000 families and 800 businesses.
Philharmonic Hall, now David Geffen Hall, opened on September 23, 1962, with Leonard Bernstein leading the New York Philharmonic. The Metropolitan Opera House followed on September 16, 1966.
The first phase of Riverside Park South, from West 68th to 72nd Street, opened in 2001. The design kept the landmarked 69th Street Transfer Bridge and rebuilt Pier I at West 70th Street.
Broadway between West 60th and West 70th Street is the neighborhood's main street. Pre-theater dining, a twice-weekly greenmarket and a full shopping center at Columbus Circle keep it busy most evenings.

Lincoln Square has a river park along its western edge, small plazas in its center and Central Park just across Central Park West. Every block between West 59th and West 72nd Street sits a short walk from at least one of them.

The park runs along the Hudson from West 59th to West 72nd Street, on the old New York Central rail yard. Pier I at West 70th Street has a cafe and long river views. The 2020 phase from West 65th to 68th Street added a playground, sand volleyball courts and a dog run. The landmarked 69th Street Transfer Bridge and a preserved locomotive recall the rail years.
A 2.4-acre park at Amsterdam Avenue and West 62nd Street that opened in 1969 as part of the Lincoln Center campus. The Guggenheim Bandshell at its western end hosts outdoor performances, many of them free in summer. NYC Parks has jurisdiction, Lincoln Center operates it, and a redesign was announced in 2024.
These two small triangles on Broadway were once one park, called Empire Park. Dante Park, 0.14 acre at West 63rd Street, holds Philip Johnson's 1999 TimeSculpture clock. Richard Tucker Park at West 66th Street has a bronze bust of the Met tenor and hosts the Greenmarket on Thursdays and Saturdays.
Across Central Park West, just outside the Lincoln Square line, Central Park covers 843 acres from 59th to 110th Street. Along the river, the Hudson River Greenway links Riverside Park South with Hudson River Park for walking, running and cycling. On Broadway, the Lincoln Square BID plants and lights the 10 Broadway Malls from West 60th to West 70th Street.
Property taxes, utilities, and who to call in Lincoln Square.
Lincoln Square is in New York County, which is the borough of Manhattan. New York City sets and collects property taxes, and city agencies handle water and trash. Con Edison supplies electric and gas.

Co-ops and condos are Tax Class 2, assessed at 45% of a Department of Finance market value. Condo owners get their own bill, and co-op owners pay through maintenance. Check current rates on the DOF rates page or call 311.
Primary residents may receive the Co-op and Condo Abatement, which the building files for owners. STAR credits run through New York State. Seniors and owners with disabilities may qualify for SCHE or DHE.
Properties assessed at $250,000 or less pay quarterly on July 1, October 1, January 1 and April 1. Above that, bills are due July 1 and January 1. Co-op buildings pay the city and pass the cost through maintenance.

Co-op purchases then need board approval, while condo boards usually waive a right of first refusal before closing. Plan on about 60 to 90 days from contract for most co-ops.
Beyond the price, budget for New York's mansion tax on purchases of $1 million or more, mortgage recording tax on condo loans, attorney fees, lender fees and board application fees. Co-op share loans skip the mortgage recording tax. Since August 2024, buyers sign a written agreement that states how their agent is paid, and commissions are negotiable. The median sale price was $1,305,000 for the 3 months ending March 2026, per Redfin.
Lincoln Square is in NYC Public Schools Community School District 3, where zoned elementary schools include P.S. 199 Jessie Isador Straus at 270 West 70th Street and P.S. 452 at 210 West 61st Street. Middle and high schools use citywide applications, and nearby options include Special Music School and LaGuardia High School. Zones follow the exact address, so I verify each one with NYC Public Schools.
Co-ops and condos in Lincoln Square are Tax Class 2. Condo owners receive their own NYC Department of Finance bill, while co-op owners pay their share of the building's tax inside monthly maintenance. Owners who live in their unit may benefit from the Co-op and Condo Abatement and New York State STAR. Current rates are on the DOF rates page.
Yes. Many Lincoln Square buyers start from out of state, and video tours, electronic signatures and remote attorney meetings make most steps possible from afar. Plan for the co-op board interview, which some boards still hold in person, and ask your attorney early whether your closing can be handled remotely. From Riverside Boulevard, most Midtown commutes take about 20 to 30 minutes door to door. Walk east to the 1 train at 66 St-Lincoln Center, or to 59 St-Columbus Circle for the A, B, C, D and 1, or take a crosstown bus such as the M66 or M72. Off-peak, the drive to Grand Central Terminal takes about 15 to 20 minutes.
Lincoln Center in 10023 hosts the Metropolitan Opera, New York City Ballet, the New York Philharmonic at David Geffen Hall, Lincoln Center Theater, film screenings and free outdoor events in summer. Grocery stores near Lincoln Square include Morton Williams at 2015 Broadway near West 68th Street and at 15 West End Avenue near West 60th Street. Whole Foods Market sits on the lower level of 10 Columbus Circle. The Tucker Square Greenmarket runs Thursdays and Saturdays, 8 a.m. to 4 p.m., at West 66th Street and Broadway.
Lincoln Square sits between two major parks: Riverside Park South along the Hudson from West 59th to West 72nd Street, with Pier I at West 70th, and Central Park across Central Park West. The Hudson River Greenway path runs along the waterfront for walking, running and cycling. Details are on the NYC Parks site.
The Shops at Columbus Circle, at 10 Columbus Circle on the neighborhood's southern edge, include sit-down restaurants such as Bad Roman and Twin Tails on the third floor, plus Whole Foods Market's prepared foods downstairs. Across the circle, Jean-Georges and the more casual Nougatine sit at 1 Central Park West. Confirm hours before you go.
From Lincoln Square, LaGuardia Airport is about 9 miles and 20 to 30 minutes by car off-peak, and JFK is about 17 miles and 35 to 50 minutes. By transit, take the A train from 59 St-Columbus Circle to connect with the AirTrain to JFK, and check the MTA trip planner for LaGuardia bus connections. Newark Liberty is about 30 to 45 minutes by car.
Yes. The New York Public Library's Riverside Library at 127 Amsterdam Avenue, near West 65th Street, is the neighborhood branch for borrowing books and attending programs. The New York Public Library for the Performing Arts at 40 Lincoln Center Plaza holds music, dance and theater collections and is free to visit. Hours are on nypl.org.
