Three centuries of mill country around Glen Mills.
Glen Mills is an unincorporated community in western Delaware County, about 25 miles southwest of Center City Philadelphia, where US 1 (Baltimore Pike) crosses US 202 at Concordville.
Concord Township first appears in court records on June 27, 1683, and it stayed part of Chester County until Delaware County was created in 1789. Water power built the place. The Newlin Grist Mill has stood on Chester Creek since 1704, and Thomas Willcox opened Ivy Mills in 1729, making paper for Benjamin Franklin and for Continental currency. After the Civil War, papermaking moved to larger mills at the nearby settlement of Glen Mills.
The anchors are a short drive apart. Concordville sits at the US 1 and US 202 crossroads with Wegmans and the Shoppes at Brinton Lake. Newlin Grist Mill keeps about 150 acres of meadow and trails, and Clayton County Park is Delaware County's largest county park. The Chester Creek Trail follows an old rail line, and Booths Corner Farmers Market fills every Friday and Saturday.
Here is what makes buying here distinct. The 19342 ZIP code covers parts of several townships in two counties, and more than one school district. The Garnet Valley School District serves Concord and Bethel townships and Chester Heights Borough. I confirm the district, taxes and utilities for every address before you write an offer.

How past clients describe working with Jim · Zillow review
My marketing approach for sellers starts with the numbers. In late August 2026, four of the six 19342 closings Redfin lists sold above their asking price, and one sold 20% over. Others sat and sold under list. I price from closed sales and prepare the home before it goes live, so yours lands in the first group.
My recognition comes from inside Keller Williams: Market Center Rookie of the Year, Market Center MVP 2025, Cultural Ambassador and Team MVP. My career production stands at 200 units and $75 million in volume. I share these as a record of work, not a ranking.
The part of this job I value most is the relationship. My goal is to understand what each client actually needs, then stay their resource long after the closing. Many of my clients come back for their next move, or send a friend.
What I handle
First-time buyer guidance from preapproval to keys
Seller pricing built on closed comparable sales
Buy-and-sell timing for move-up and downsizing clients
As of September 2026, homes in Glen Mills 19342 sold at a median of $597,000 over the three months ending July, down 15.3% from a year earlier, while price per square foot rose 13.8% to $293. Redfin counted 21 sales in the past month, and four of the six late-August closings sold at or over list. At the median with 20% down and Freddie Mac's 7.03% average, principal and interest run about $3,187 a month, and the 2.34% median effective tax rate adds roughly $1,164.
JAMy read: The headline drop is mostly a mix shift: more condos and smaller homes sold, so the median fell while value per foot rose. For buyers, the payment on the median home is actually lower than last year. The big local swing is taxes, which change with the township and school district.
Redfin counts 21 homes sold in 19342 over the past month. The 6 closings it lists for August 25 to September 4, 2026 had a median of $692,500, ranging from a $344,900 condo on Bridlewood Drive to $1,325,000 on Nathaniel Court. A handful of sales swings widely, which is why I price from the closest comparables.

Each reading below is tagged by which side it helps. Sources differ in period, so each card states its own.
Realtor.com data put the median at 42 days on market in May 2026, about 5% slower than a year earlier. Well-priced homes still move: four of the six closings Redfin listed for late August sold at or above list, one at 20% over.
What does the median Glen Mills home cost per month?
At Redfin's $597,000 median with 20% down and a 7.03% rate, principal and interest run about $3,187 a month. Property tax at the 2.34% median effective rate adds about $1,164, before insurance and HOA dues.
Are Glen Mills home prices going up or down?
It depends on the measure. Redfin's median sale price fell 15.3% while price per square foot rose 13.8%, which points to smaller homes selling, not falling values. Zillow's typical value rose about 3.2%.

Most buyers I meet compare Glen Mills with two or three nearby towns before they decide. The trade-offs are real: school district, county, tax rate and even the state change within a few miles of Concordville.
Chadds Ford sits west along US 1 in the Brandywine Valley, home to the Brandywine River Museum of Art. Many addresses here fall in the Unionville-Chadds Ford School District.

West Chester is the Chester County seat, with a walkable downtown on Gay and High streets and West Chester University. Most addresses fall in the West Chester Area School District.

How I Help
Full representation for buying and selling in Glen Mills.
One point of contact from the first showing or pricing meeting through settlement. I answer the phone, and I tell you what I would do.
I set up your search, tour with you and give you a written read on every home you like. Before you offer, I pull the closed sales, the taxes and the school district for that exact address.
I price your home from recent closed sales, not wishful thinking, and prepare it before the first photo. You get a written marketing plan and weekly updates once you list.
Moving from out of state or overseas? I run live video tours, send inspection findings the same day and coordinate a closing you can sign remotely where the title company allows it.
I explain each step in plain language, from preapproval to settlement. You will know what earnest money, the inspection contingency and the appraisal mean before they matter.
I compare your home with recent nearby sales and adjust for size, condition and lot. You get a price range in writing with the comparable sales attached.

Property Taxes & Utilities

Taxes here have three layers: Delaware County, your township or borough, and your school district. The school district is by far the largest share, so the same price can mean a different bill a mile apart.
01 Delaware County Assessment
Property Tax
Your bill is assessed value times the combined millage, divided by 1,000. On Delaware County's 2026 chart, totals in the Garnet Valley district are 25.1141 mills in Chester Heights, 25.4483 in Concord and 26.1055 in Bethel. The 2025-26 school share is about 19.9 to 20.1 mills.
Approved homesteads in the district all receive the same assessment reduction on the school bill, credited directly on the tax bill. The district also allows installment payments under Act 1 of 2006. Qualifying seniors can apply for the state Property Tax/Rent Rebate.
In Concord, Delaware County bills are mailed February 1, township bills February 15 and Garnet Valley school bills July 1. The district's real estate transfer tax is 0.5%, on top of the state and local shares.
PECO supplies electricity and natural gas across most of the area. Call 1-800-494-4000 to start service. Some rural parcels use propane or oil heat, so I check before you offer.
Aqua Pennsylvania serves much of the area, 1-877-987-2782. Sewer comes from the township or a local authority, and some larger Concord and Bethel lots run on private wells and septic.
Trash and recycling rules differ by municipality. Concord, Bethel and Chester Heights each set their own hauler arrangements and recycling schedules. I send you the right contact for your address at closing.

Jim is amazing to work with. We had originally started our journey before the pandemic, and as a young home buyer at the time (20) we didn’t know what to expect. He was very patient with us and even though we didn’t buy the first home we saw with him, he kept in touch with us as well as helped us lock down our new home in 2022. Him and his team are amazing to work with, and helped us with any issues we made along the way

Jim made the process of buying a new home and selling our old home easy and painless. He was able to get us into the first house we looked at! He was then able to help sell our condo without needing to list it and worry about showings. Jim took a stressful process and made it stress free and easy.

We got so lucky with Jim. As first time home buyers we had no idea what to expect and no idea what we were doing. Jim never got annoyed by my seemingly endless questions and he was always comfortable sharing his opinion which is something we valued. He was also willing to make any day or time work for a viewing which was so important when houses were selling in days. We truly could not have bought a home in this market without his assistance.

Architecture
The homes you will see across Glen Mills.
The 19342 housing stock runs from 18th-century stone farmhouses to townhome and condo communities and estate homes on acreage. Price follows lot size and school district as much as square footage.
Fieldstone farmhouses The oldest homes here are 18th and 19th century stone houses along the creek roads, many on wooded lots. Columned colonials Formal estate homes sit at the top of the market; a 5,059 sq ft home on Nathaniel Court sold for $1,325,000 in August 2026. Village homes Older homes near the Glen Mills and Concordville crossroads mix farmhouse and Victorian details. Townhome communities Communities such as Darlington Woods offer townhomes inside the Garnet Valley School District. Stone cottages Smaller older stone homes suit buyers who want character on a modest lot; budget for older systems. Condos and carriage homes Condominiums on Bridlewood Drive and North Glen Drive closed between about $345,000 and $450,000 in August 2026. Restored period homes Updated kitchens behind period facades are common; I check roof, wiring, well and septic before you offer.

Buying or selling a home is one of the largest financial moves most people make. You deserve someone who tells you the truth, even when it is not what you hoped to hear.
My clients describe the process as calm and organized. That comes from preparation: knowing the comparable sales, the school district and the tax bill before we ever write an offer or set a price.
You will always know where things stand. I explain each step before it happens and put the important numbers in writing.

I negotiate as if it were my own money, from the offer to the inspection credits. Your goals set the plan, not my calendar.

How It Works
Your move, step by step, in Glen Mills.
Four steps, one point of contact. Whether you are buying your first condo or selling an estate home, the process stays the same and so does the communication.
1
Reach Out
Call, text or use the form. I learn your timeline, budget and must-haves in a short first conversation.
2
Build The Plan
Buyers get a search plan and a lender introduction. Sellers get a written price range and marketing plan.
3
Tour Or List
I tour with you and review every home in writing, or I launch your listing with photos, pricing and showings lined up.
4
Close With Confidence
I manage inspections, appraisal and the title company so settlement day holds no surprises. Then I hand you the keys.
There is no single best agent for everyone in the Garnet Valley School District, and I would be wary of anyone who claims the title. Judge agents on recent sales in Concord, Bethel and Chester Heights, how they price from closed comparables, how fast they answer and what verified reviews say. Interview two or three. I hold a 5.0 rating across 22 Zillow reviews and will share my recent numbers.
The Garnet Valley School District serves Concord and Bethel townships and Chester Heights Borough with five schools. Children attend Concord Elementary (K to 2) and Garnet Valley Elementary (3 to 5), or Bethel Springs Elementary (K to 5), then Garnet Valley Middle School and Garnet Valley High School. A Glen Mills mailing address does not guarantee the district, because 19342 also reaches Unionville-Chadds Ford and West Chester Area parcels. I confirm assignment before you offer.
Multiply the Delaware County assessed value by the combined millage and divide by 1,000. On the county's 2026 chart, combined rates are 25.1141 mills in Chester Heights, 25.4483 in Concord and 26.1055 in Bethel, and the school share is about 20 mills. School bills arrive July 1. A homestead exclusion lowers the school portion on a primary home.
Since August 2024, buyers sign a written agreement with their agent before touring homes through the MLS. That agreement states what the agent is paid and who pays it. Every fee is negotiable, and a seller may offer to cover some or all of it. I walk you through the agreement line by line before we start.
Yes. I have helped families buy from out of state using live video tours, same-day inspection reports and electronic signatures. Many title companies can arrange a remote or mail-away closing. We plan one in-person visit if you can manage it, but it is not required. Because I am licensed in Pennsylvania and Delaware, I can also coordinate a move across the state line.
Center City is about 25 miles from Concordville, roughly 40 to 50 minutes by car off peak via US 1, US 322 and I-95. Rush hour can add a lot. Many commuters drive about ten minutes to Wawa Station on Baltimore Pike, the end of SEPTA's Media/Wawa Line since August 2022. Check SEPTA's current schedule for ride times.
Walk more than 8 miles of trails through a park of about 150 acres on South Cheyney Road. The 1704 stone mill still stands, and staff demonstrate Colonial crafts such as millwrighting and blacksmithing. There is a fishing pond, a mill race and seasonal naturalist programs. The park and trails are generally open daily from 7 AM to 7 PM; check before you go.
Wegmans at 100 Applied Bank Boulevard, at the US 1 and US 202 crossroads, covers most weekly shopping. Booths Corner Farmers Market at 1362 Naamans Creek Road sells produce, meats and baked goods on Fridays and Saturdays. GIANT has announced a new store at the planned Shoppes at Concord on US 202.
Newlin Grist Mill has more than 8 miles of trails. Clayton County Park is Delaware County's largest county park, set mostly in Concord Township. The Chester Creek Trail runs about 2.8 paved miles from Lenni Road to Chester Creek Road along an old rail line, with trailhead parking off Lenni Road and Knowlton Road.
White Dog Cafe at 981 Baltimore Pike serves farm-to-table American food, and Testa Rossa at 919 Baltimore Pike is a family-run Italian restaurant. Nearby, Terrain Cafe serves inside the Terrain garden store at 914 Baltimore Pike. Not Your Average Joe's is a few minutes away at Glen Eagle Square. Confirm hours before you go.
PHL is about 18 miles from Concordville, typically 25 to 35 minutes by car off peak via US 322 and I-95. You can also take SEPTA's Media/Wawa Line from Wawa Station into Center City and transfer to the Airport Line. Wilmington Airport is about 15 miles south. Allow extra time on weekday mornings.
Yes. The Rachel Kohl Community Library sits at 687 Smithbridge Road in Glen Mills, phone 610-358-3445. It belongs to the Delaware County Libraries system, so your card works at member libraries across the county and unlocks shared databases. Check the library's site for current hours and programs.
