There is no single answer, because Oak Brook is a collection of distinct subdivisions rather than one continuous grid. Ginger Creek holds custom homes from the 1960s on large lots beside Butterfield Country Club. Midwest Club and Hunter Trails are gated, with custom builds from the 1980s onward. Brook Forest and Trinity Lakes sit inside the Brook Forest Elementary attendance area. Forest Gate is gated and age restricted at 55 and over, and the Oak Brook Club and Oak Brook Towers buildings carry the condominium end of the market.
Most of the village sits in Butler School District 53, headquartered at 2801 York Road, which runs Brook Forest Elementary for kindergarten through fifth grade and Butler Junior High for sixth through eighth, with roughly 470 students across three schools and a student to teacher ratio near 8 to 1. Those students continue to Hinsdale Central High School in District 86. Some Oak Brook addresses instead feed Elmhurst District 205, Downers Grove District 58 or Salt Creek District 48, so I verify zoning by street address before you write an offer.
How long is the drive to Chicago and the airports?
Oak Brook sits where I-88, I-294 and I-290 meet, which is the reason the corporate campuses landed here. Off-peak, the Loop runs about 35 to 45 minutes on the Eisenhower, O'Hare International about 25 minutes north on the Tri-State, and Midway International about 25 to 30 minutes southeast. How big is Oak Brook, and what do the numbers say?
The 2020 census counted 8,163 residents across 8.30 square miles, a density of about 1,023 people per square mile, which is low for a suburb this close to Chicago and explains the lot sizes. The median age is 55.2 and median household income is $175,870 in the most recent American Community Survey estimate. Housing stock is overwhelmingly owner-occupied single family, with a small condominium segment along Spring Road and Tower Road.
Why are Oak Brook property taxes lower than Hinsdale?
Because the village itself does not levy one. Oak Brook has always operated without a municipal property tax, funding police, fire and public works from sales tax generated largely at Oakbrook Center. Your bill still carries the school, park, library, township, county and forest preserve levies, so it is not a tax-free address, but the municipal line that appears on a Hinsdale or Elmhurst bill is missing from an Oak Brook one. That gap is worth real money at the same market value.
More open space than most buyers expect. Fullersburg Woods Forest Preserve on Spring Road carries a 3.2 mile loop along Salt Creek past the 1852 Graue Mill. Mayslake Peabody Estate preserves an 87-acre Tudor Revival estate listed on the National Register in . The Salt Creek Greenway Trail runs roughly 25 miles from Elk Grove Village to Brookfield through the village, and Oakbrook Center, open since , anchors the retail corridor.
The village is served primarily by Butler School District 53, headquartered at 2801 York Road in Oak Brook, a three-school district enrolling roughly 470 students from preschool through eighth grade. Butler graduates continue to Hinsdale Central High School in Hinsdale Township High School District 86, which enrolls about 3,976 students across its two campuses. One village, a very wide range
This is the number that surprises people. A two bedroom condominium on Tower Road and an estate on an acre in Covington are both Oak Brook 60523, and they are not the same market. The ZIP-wide median sits near $750,000 precisely because the condominium buildings trade often, while single family sales in the gated subdivisions run far higher. In August 2026 alone, closed sales ran from a $240,000 unit on North Tower Road to $1,825,000 on Midwest Club Parkway. One median describes neither end, which is why I price from the closest comparable sales rather than from a ZIP-wide average.

Homes are going under contract at a median of 51 days and the average sale closes about 2 percent below list, so there is room to be deliberate rather than reactive. I-88, the Reagan Memorial Tollway, runs along the northern edge toward Naperville and Aurora. I-294, the Tri-State, cuts north to south on the eastern side toward O'Hare and Midway. I-290, the Eisenhower, begins just north of the village and runs straight into downtown Chicago, while Route 83, Ogden Avenue and 22nd Street handle everything local. It was called Fullersburg first
Settlers arrived in the 1830s and the crossroads became known as Fullersburg, after the homesteader Ben Fuller. The name survives today on the forest preserve, the nature education center and the subdivision north of Ogden Avenue, which is why buyers see it on maps long before they see it on a street sign.
German emigrant Frederick Graue opened his gristmill in the spring of , built from Lemont limestone and clay fired on his own farm, with four one-ton buhrstones imported from France. Graue was an abolitionist, and the mill became a documented station on the Underground Railroad.
Francis Stuyvesant Peabody commissioned the Tudor Revival Mayslake Hall from architect Benjamin H. Marshall between 1919 and 1922 on an estate that once ran to more than 848 acres. The Portiuncula Chapel stands where Peabody died, and the surviving 87 acres entered the National Register on .
Paul Butler founded the Oak Brook Polo Club in , decades before there was a village to put it in. For years the word Oak Brook referred to polo and nothing else. The Sports Core still holds the polo field, and the village bought the 270-acre property from Butler in after residents voted for the first village tax to fund the bonds.
The village was incorporated on , covering one square mile with about 103 residents. By then Paul Butler owned most of the land inside the boundary, roughly 3,600 acres accumulated by the family company. Nearly everything you see today was annexed afterward.
Oakbrook Center opened in on land annexed shortly after incorporation. Its sales tax revenue is the reason Oak Brook has never levied a municipal property tax on residents, an arrangement almost no other Illinois suburb has managed to sustain.
Dining here splits into two clusters: the restaurants inside and around Oakbrook Center, and the independents along Butterfield Road, Spring Road and 22nd Street. Shopping is dominated by one of the best known open-air centers in the Midwest, with a smaller promenade for the weekly errands.

Tucked into Oakbrook Center, this is the everyday Italian: hand-made pasta, brick-oven pizza, house gelato and a list of Italian and domestic wines by the glass. Booths make it workable for a long lunch.
Wood-fired steaks and a supper club atmosphere at the edge of Oakbrook Center. A reliable choice for a group, and one of the easier rooms in the village for a business dinner.
The Butterfield Road corner of the Labriola operation, with a full dining room alongside the bakery the family is known for. The cafe next door at 3021 Butterfield handles the morning coffee and pastry run.
A neighborhood osteria on 22nd Street rather than a mall restaurant, which is the point. Smaller room, shorter menu, easier to get into on a weeknight than anything at the center.
The casual end of Oakbrook Center dining, with a long draft list and a menu that works for a quick meal between errands. Useful when the rest of the center is booked solid.
The reason half the traffic on Route 83 exists. Open-air, heavily landscaped, anchored by full-line department stores with a deep bench of national retailers and restaurants around the loop.

Illinois bills property taxes in arrears, so the bill you pay in 2026 covers the 2025 tax year. Your township assessor sets value and the DuPage County Treasurer bills and collects, at 630-407-5900. Oak Brook addresses sit in York or Downers Grove Township. The village itself levies no municipal property tax, but school, park, library, township, county and forest preserve levies all appear on the bill.
The General Homestead Exemption and the Senior Citizens Homestead Exemption each reduce equalized assessed value by $8,000 in DuPage County. The Senior Freeze holds the assessment base for income-qualified seniors, with a household income limit of $65,000 for the 2025 application year. A homestead improvement exemption can shelter up to $25,000 of added assessed value after a renovation. Call the Supervisor of Assessments at 630-407-5858.
One annual bill arrives with two coupons. For the 2025 tax year payable in 2026, the installments were due June 1, 2026 and September 1, 2026, and the county mailed 321,773 bills on . Not receiving a bill does not waive the deadline. At closing your taxes are prorated, so read the settlement statement line by line and ask who is paying which installment.

Water & Sewer
The Village of Oak Brook Public Works Department supplies potable water and handles sewer, billing from Village Hall at 1200 Oak Brook Road. The supply is Lake Michigan water purchased through the City of Chicago, with local deep wells held for emergencies only. Utility billing is 630-368-5270; the 24-hour main break line is 630-368-8700.
Flood Brothers Disposal handles refuse, recycling and yard waste under the village contract, reachable at 630-261-0400. Yard waste needs a sticker on every container, available from Flood Brothers, Village Hall and local retailers. Illinois law bans electronics from landfills, so e-waste is scheduled separately for an extra fee. Holiday weeks push collection back one day.

The Mayslake Forest Preserve off-leash area in Oak Brook is fully fenced, with 3.5 acres for all dogs and a separate half acre for small dogs, on the west side of St. Paschal Drive south of 31st Street and west of Route 83. Mayslake Forest Preserve adds 87 acres of trails and formal grounds. The Salt Creek Greenway Trail runs roughly 25 miles from Elk Grove Village to Brookfield and reopened through Oak Brook after the I-294 reconstruction, connecting to the Park District's 40-acre Dean Nature Sanctuary.

Take Route 83 or 22nd Street to I-294 north, then follow the O'Hare exits: about 15 miles and roughly 25 minutes off-peak. Midway is a similar distance southeast on I-294 and I-55, around 25 to 30 minutes. Both numbers move with traffic and construction on the Tri-State, so add a cushion for an early morning flight. The proximity to two airports is one of the practical reasons executives settle in this village.
Much of the housing stock dates from the 1960s and 1970s, so look past the finishes. Check the age and condition of the roof, furnace, air conditioning and water heater, the electrical service capacity, any original galvanized or polybutylene plumbing, drainage and grading on larger lots, and the condition of septic or sewer connections where applicable. Ask for the utility history too. On an acre with mature oaks, budget for tree care as an ongoing cost.
