About twenty miles southwest of the Chicago Loop, Burr Ridge sits on the rolling Valparaiso Moraine where I-55 meets the Tri-State. It pairs large wooded lots with a walkable village center and a park system residents actually use.
It began as farmland. International Harvester tested its Farmall tractor on a 414-acre farm here from , and 143 residents voted to incorporate as the Village of Harvester in . After a 1961 annexation, the village took the name of Burr Ridge Estates, five-acre home sites laid out along a ridge of bur oaks.
Today the village covers 7.33 square miles across DuPage and Cook counties. Harvester Park holds 37 acres, including 17 acres of wetlands and trails, next to the Burr Ridge Community Center. Neighborhood parks such as Citizens Park and Kraml Park sit within the subdivisions, and Burr Ridge Village Center anchors dining and shopping on County Line Road.
What makes a Burr Ridge purchase distinctive is how much it varies by parcel. Gated communities, five-acre estates, condominiums and unincorporated lots can share the 60527 ZIP code. The county, school district, sewer provider and library district can all change with the address, and I check each one before you commit.
I match Burr Ridge homes with the buyers most likely to pay for them, and buyers with homes that genuinely fit how they live. It is the approach I have refined over twenty years as a licensed Illinois broker.
I am a Broker Associate and REALTOR® with Coldwell Banker Realty, Illinois license #475141463, and have spent nineteen years full time as a member of the National Association of REALTORS®. My practice is mainly seller focused, across Burr Ridge, Hinsdale, Willowbrook, Western Springs, Clarendon Hills, Oak Brook, Darien, Downers Grove, Westmont and Naperville.

How past clients describe working with Dimpi
My marketing is deliberately targeted. I combine online and offline strategy with a clear profile of each property's likely buyer, which is how I match buyers and sellers rather than listing and waiting. In Burr Ridge that matters more than usual: a gated Ambriance home, a five-acre parcel in Burr Ridge Estates and a condominium near Burr Ridge Village Center each draw a completely different buyer.
Two designations support that work. The Certified Luxury Home Marketing Specialist credential is training in how upper-tier properties are positioned, photographed and placed in front of the small pool of buyers who can transact at that price. The Certified Negotiating Consultant credential is structured negotiation training, which pays for itself when one concession on a seven-figure contract outweighs the entire marketing budget.
My background is in research and communications, and I use it every day to turn market data into the right decision for you. "I strive to build lasting relationships with my clients, many of whom have become friends." I stay involved with updates and rehab projects years after closing, whenever past clients decide to change something about their home.

The villages surrounding Burr Ridge.
Burr Ridge inventory is limited, so many of my buyers widen the search to the villages around it. Each of these six sits within about a quarter hour of Burr Ridge Village Center, and each prices, taxes and commutes a little differently.
Burr Ridge's neighbor to the north, platted in 1865 around the Burlington railroad. Its downtown and Robbins Park are National Register historic districts, and the Hinsdale Metra station is the closest train for many Burr Ridge commuters.
Burr Ridge's neighbor to the west and its partner in the 60527 ZIP code. It grew from the Ridgemoor subdivision and incorporated on January 18, 1960, named for the willows along a local creek.
Across the northeast border, its symbol is the 1892 Water Tower, built of hand-cut limestone and listed on the National Register. The village was founded in 1886.
Shaped by Paul Butler, whose family land became the village in 1958, with polo fields and golf at the Oak Brook Sports Core. Oakbrook Center has anchored its retail since 1962.
The La Grange Village Historic District spans 215 acres and more than 1,000 buildings, including three Frank Lloyd Wright designs. Lyons Township High School serves the Cook County side of Burr Ridge from here.
Incorporated in 1969, Darien borders Waterfall Glen Forest Preserve along its entire south edge. The Indian Prairie Public Library at 401 Plainfield Road also serves part of Burr Ridge.

How I Help
Full representation for buying and selling in Burr Ridge.
I work with a small number of clients at a time, so the person you hire is the person who answers the phone, walks the inspection and sits at the closing table.
I start with your constraints, not listings: budget, school district, county, lot size and highway access. In Burr Ridge that often means weighing a gated community against a larger private lot, so you see what a home will cost to maintain as well as to buy.
Your price comes from closed comparable sales, not a wish. I write the target buyer profile for your home, prepare it before it goes live and aim the campaign at the buyer most likely to pay. Listing is the core of my practice.
As a Certified Luxury Home Marketing Specialist, I position upper-tier properties with twilight photography, walkthrough video and targeted placement in front of the small pool of buyers who can transact at that price.
Renovate, rebuild or sell as a lot? I underwrite the decision on the current assessment, tax history, construction cost, carrying time and the village zoning and permit rules that apply to the parcel.
Video walkthroughs on your schedule, inspections attended on your behalf, and school district, county billing and library district verified by street address before you commit.
Burr Ridge is a village of about 7.33 square miles in DuPage and Cook counties, roughly twenty miles southwest of the Chicago Loop where I-55 meets the Tri-State. Incorporated in , it answers these six questions differently from its neighbors, and they decide where a buyer lands.

Neighborhoods
What are the best areas of Burr Ridge?
It depends on what you are buying. Ambriance and Burr Ridge Club are gated communities east of County Line Road. Burr Ridge Estates keeps five-acre home sites, while Carriage Way and the Village Center residences offer condominiums close to shopping.

Burr Ridge is split among four elementary districts: 180, 181, 107 and 62. High school is District 86, meaning Hinsdale Central or Hinsdale South, or Lyons Township District 204 on the Cook County side. I verify the assignment by street address.

How long is the commute to Chicago?
Burr Ridge has no Metra station, but it sits at the I-55 and I-294 interchange. Pace's I-55 express buses leave the Burr Ridge Park-n-Ride and are scheduled at about 40 minutes to the Loop. The BNSF stations in Hinsdale are about 4 to 5 miles north.

Property taxes
Why do two tax bills look so different?
Burr Ridge spans two counties. County Line Road roughly divides DuPage County, in Downers Grove Township, from Cook County, in Lyons Township. Each county has its own assessments, exemptions and calendar, and school and library districts vary too, so I pull the real bill history first.

What parks sit inside the village?
Harvester Park covers 37 acres, with 17 acres of wetlands and trails, and surrounds the Burr Ridge Community Center. Citizens Park has a miniature skate park and ball field, and Kraml Park circles a fishing pond with a walking path.
Burr Ridge addresses are split among four elementary districts and two high school districts. Attendance is set by street address, not the 60527 ZIP code, so here is how the pathways work and what sits nearby.
District 180 (Burr Ridge), District 181 (Hinsdale), Pleasantdale District 107 and Gower District 62. Which one applies depends on the parcel, not the ZIP code.
Boundaries follow the street address, not the ZIP code. Before you write an offer, I confirm the attendance area for that exact home with the district.
Most of what follows sits within a ten minute drive of a Burr Ridge address. That includes a 37-acre community park, a lifestyle center on County Line Road and a Loyola Medicine campus off I-55.

Libraries and community life
The village does not run a municipal library. About a third of Burr Ridge, mostly west of County Line Road, is in the Indian Prairie Public Library District at 401 Plainfield Road in Darien. Other residents can buy a non-resident card, so look for a library line on the tax bill. The Burr Ridge Community Center, a 15,000 square foot building at Harvester Park, hosts park district programs, and Village Hall is at 7660 County Line Road.
Burr Ridge Village Center, just south of I-55 on County Line Road, holds more than 195,000 square feet of shops and restaurants plus 196 residences. It includes the Kohler Waters Spa, open since 2008. The village's farm history still shows up in names like Harvester Park and The Bridewell Tavern, and Harvester Park's playground honors Old Route 66, which once bounded the original village.

One village, a very wide range
This is the number that surprises people. A three bedroom home on Dana Way and a six bedroom estate on 60th Street both carry a Burr Ridge address, and they are not the same market. Between August 28 and September 2, 2026, closed sales ran from $510,000 to $3,300,000. The village median near $975,000 describes neither end, which is why I price from the closest comparable sales in the same subdivision rather than from a village-wide average.

For Buyers
The average home is selling about 2 percent below list and going pending in roughly 51 days. Price drops hit 19.8 percent of homes, up 7.9 points on last year, which gives you room to be deliberate. The best-prepared homes still go pending in about 23 days at around 1 percent over list, so decide in advance which kind of house you will compete for.
For Sellers
Sale-to-list sits at 98.3 percent and 29.9 percent of homes sold above list, both slightly better than last year. Yet the median price is flat and price drops jumped. Getting Around
Commute times from Burr Ridge.
Burr Ridge was built around highways, not a railroad. The village sits at the interchange of I-55, the Stevenson, and I-294, the Tri-State, with County Line Road running north to south through its center. There is no Metra station in the village. Pace's I-55 Express routes 850, 851 and 855 stop at the Burr Ridge Park-n-Ride, 7650 Lincolnshire Drive, and ride the shoulder of I-55 to the Loop in about 40 minutes on the weekday schedule. For rail, the Metra BNSF Line stations in Hinsdale and Western Springs are about 4 to 5 miles north.

Local Roots
Little-known Burr Ridge history.
Burr Ridge grew out of farms. A tractor test farm, a county farm, a pig farm and a dairy farm all became neighborhoods. Those old parcel lines still explain why lot sizes and prices change so sharply between subdivisions.
1834
01 / 06
A cabin on the stagecoach line
Joseph Vial built a log cabin near Wolf and Plainfield roads in 1834 and ran a hotel on the stagecoach line. The first Democratic convention in Cook County was held here in 1835. After 1848, farmers shipped goods to Chicago on the Illinois and Michigan Canal.
International Harvester bought 414 acres for an experimental farm, where it tested the Farmall, often called the first all-purpose tractor. The same year the Cook County Prison Farm, known as the Bridewell Farm, began operating in what is now Burr Ridge.
Developer Robert Bartlett, whose company also built Beverly Shores and Countryside, created the Hinsdale Countryside Estates on a former pig farm. Around the same time, Denver Busby bought 190 acres that became known as the Burr Ridge dairy farm.
On October 20, 1956, 143 residents voted in a garage on Drew Avenue. Incorporation passed 76 to 67, and the Village of Harvester was confirmed on October 30, with about 75 homes and fewer than 300 people.
In August 1961 the village annexed land north of Route 66, including the Harvester research farm and Burr Ridge Estates. Busby had split that land into five-acre home sites along a ridge of bur oaks, and the whole village took the name.
The Burr Ridge Park District acquired the 37 acres that became Harvester Park in 1990. The prison farm site had already become the gated Ambriance subdivision, and the Four Pines Farm became Carriage Way, where the original farmhouse still stands.
Most of it is at Burr Ridge Village Center, an open-air lifestyle center just south of I-55 on County Line Road. It holds more than 195,000 square feet of shops and restaurants, with 196 residences above the storefronts and free parking decks.

Property taxes, utilities, and who to call.

01DuPage · Cook County
Property Tax
Illinois bills property taxes in arrears, so the bill you pay in 2026 covers the 2025 tax year. Burr Ridge addresses west of County Line Road generally sit in DuPage County's Downers Grove Township and are billed by the DuPage County Treasurer at 630-407-5900. Addresses to the east sit in Cook County's Lyons Township and are billed by the Cook County Treasurer.
In DuPage County, the General Homestead Exemption and the Senior Citizens Homestead Exemption each reduce equalized assessed value by $8,000; call the Supervisor of Assessments at 630-407-5858. In Cook County, the Homeowner Exemption reduces it by $10,000 and the Senior Exemption by $8,000, applied through the Cook County Assessor.
DuPage mails one annual bill with two coupons; for the 2025 tax year payable in 2026, installments were due June 1, 2026 and September 1, 2026. Cook County also bills in two installments, but the first is an estimate based on the prior year, so check the Cook County Treasurer for current dates. Check the bill for a library line too, since only part of the village pays one.

Water & Sewer
The Village of Burr Ridge supplies Lake Michigan water, treated by Chicago and purchased through Bedford Park. Call Village Hall at 630-654-8181 to start service. Sewer depends on location: the village east of County Line Road, and DuPage County or the Flagg Creek Water Reclamation District to the west.
The village contracts with Groot Industries for refuse, recycling and yard waste collection, and Groot manages the billing. Collection is delayed one day after a weekday holiday, and a senior discount is available on the basic plan. For service problems, call Village Hall at 630-654-8181.

It was a delight working with Dimpi. She is our agent of the past 10 years. This is the third transaction we have had in the past 10 years. Dimpi got our single family home under contract in a day after we made the decision to sell, in fact the house went under contract even before it was listed, and it was above market price. Frankly, when it was time for us to sell our house, I talked to at least 5 other agents and found that Dimpi was the one who had the local knowledge and process expertise. I am happy that we selected Dimpi to sell our house. It was done right, quick and by far exceeded our expectation. The last transaction we had was in 2015, where we bought a single family home and sold our town home. The closing for buying and selling was on one single day. The transaction was seamless with no obstruction whatsoever. This rarely happens when we have a closing for buying and selling on the same day. I would give all the credit to Dimpi for that transaction as well.

We had a very positive and great experience working with Dimpi Mittal when we were looking to buy a house. An extremely thorough and professional realtor, she left no stone unturned in finding us the right house, always keeping our interest and priority in mind. She took the time to understand exactly what we wanted, showing us only those properties meeting our criteria. For every property we saw, she provided an impartial assessment of the pros and cons, letting us decide if we wanted to go forward, without any high pressure sales tactics or other gimmicks. What we enjoyed about working with Dimpi was her patience, her knowledge of the entire buying process, and her willingness to engage in hard negotiations on our behalf once we made an offer. An added bonus was her immense knowledge of the local market, schools and neighborhood. As a result, after moving in, we were also introduced to a trusted network of service providers. All in all, we would highly recommend Dimpi Mittal's services to anyone interested in buying or selling.

When we decided to move from Fort Wayne, Indiana to the Naperville area, we chose Dimpi Mittal. We had talked with a few real estate agents first, and we were very impressed and pleased with Dimpi's knowledge about the real estate market in and around Naperville. Dimpi is very professional, fair, open, reachable, supportive, hardworking and, most important, fun to work with. As we were first time home buyers, she helped and explained each and every step in detail about home buying. We visited many MLS listed homes in the Naperville area, and when questions were asked, and there were many, she answered enthusiastically and gave us a ball park amount required for immediate investment in an existing home to make it to our taste and liking. We will highly recommend her for buying, selling or renting homes in and around the Naperville area.

Architecture

Burr Ridge is not one architectural style. Custom estates in gated communities sit near 1970s subdivisions like Braemoor, five-acre parcels keep a semi-rural feel, and condominiums cluster around Carriage Way and Burr Ridge Village Center. The frames below show the range you will tour.

Client Experience
What working with me actually feels like.
Finding the right property in Burr Ridge is not a filter on a website. It is a conversation about how you actually live. Do you want a gated community or a private acre, how far will you drive to the train, and how much should go to the lot versus the kitchen? I listen first, then bring you the two or three properties that fit, and explain honestly why the others do not.
Most of my practice is on the selling side, and the same instinct applies in reverse. I work out who the realistic buyer for your house is, then build the marketing and the pricing around that person. Twenty years in this market and a research background mean I am rarely guessing, and when I do not know something, I will tell you that too and go find out.
From the first conversation to the closing table, here is exactly how the process runs. No pressure at any stage, and no step that you have not agreed to first.
1
Reach Out
Call, text or send the form. We talk through what you are trying to do and when. If the timing is wrong or another agent is a better fit, I will say so.
2
Build The Plan
Buyers get a written search brief with the areas, school assignments and price bands that fit. Sellers get pricing from closed comparable sales plus a prep list, in order of what returns the most.
3
Tour Or List
We see homes on your schedule, in person or by video, and I write offers with terms suited to this market. For sellers, photography and the full campaign launch together, never in pieces.
4
Close With Confidence
Inspection, attorney review, appraisal and final walkthrough, tracked so nothing waits on me. After closing I stay reachable for contractors, tax appeals and the next project.
Buying in Burr Ridge follows the Illinois process: get fully underwritten, sign a buyer agreement, tour, write an offer, complete attorney review and inspections, clear the appraisal and close. Most purchases close within 30 to 45 days of an accepted offer. What is specific to Burr Ridge is the homework on each house. Confirm the county, the school district, the sewer provider and whether the parcel is in the village or unincorporated. Never accept wiring instructions by email; call the title company at a number you looked up yourself.
Buyers closing on a Burr Ridge home should budget for lender fees, the appraisal, title insurance and settlement charges, attorney fees, recording fees and any transfer taxes. Add prorated property taxes, the first year of homeowners insurance and, in gated or condominium communities, association dues. Commission is negotiable and always has been. Since the 2024 industry settlement, buyer agent compensation is agreed in a written buyer agreement before touring. I walk through that document line by line with you.
Burr Ridge is split among four elementary districts: Burr Ridge District 180, Hinsdale District 181, Pleasantdale District 107 and Gower District 62. High school is Hinsdale Central or Hinsdale South in District 86, or Lyons Township High School in District 204 on much of the Cook County side. The 60527 ZIP code does not decide the assignment. Confirm it by street address with the district, and check the Village of Burr Ridge education page for contacts.
County Line Road roughly divides Burr Ridge between DuPage County to the west and Cook County to the east. Each county has its own assessments, exemptions and billing calendar, so first identify the county and township for the exact parcel. Illinois bills in arrears. In DuPage, 2025 taxes were due June 1 and September 1, 2026, and the general homestead exemption is worth $8,000 of equalized assessed value. In Cook County, the homeowner exemption is worth $10,000. File for your exemption after you close.
Yes. Many relocation buyers tour by live video, have me attend the inspection, and sign contract documents electronically. They then make a single visit to see their final two or three choices before closing. Redfin's migration data shows buyers searching into Burr Ridge from New York, Washington and San Francisco. I will also compare Burr Ridge honestly against the market you are leaving on taxes, commute and what the same budget buys.
There is no official ranking, so judge it on what you can check. Ask how many Burr Ridge sales an agent closed in the last year, whether they can price by subdivision rather than by the village median, and whether they verify the county, school district and sewer provider by address. Ask to see published client reviews, and ask who will actually walk your inspection. For my part: I am Dimpi Mittal, a Broker Associate and REALTOR® with Coldwell Banker Realty, Illinois license #475141463, licensed for twenty years and mostly on the listing side. I close 25 to 40 sales a year, hold the Certified Luxury Home Marketing Specialist and Certified Negotiating Consultant designations, and my client reviews on Zillow run 5.0. Interview two or three agents, then pick the one whose answers you can verify.
Price a Burr Ridge home from the closest closed sales in the same subdivision, not from the village median. A condominium near the Village Center and a gated estate pull that number in opposite directions. For the three months ending July 2026, Redfin reported sale-to-list at 98.3 percent and a median of 49 days on market, while 19.8 percent of homes took a price drop. Finish deferred maintenance before photography, and price against the homes your buyer will also tour.

The buses can use the I-55 shoulder when traffic slows. By car it is about 20 miles, roughly 30 to 40 minutes off-peak via I-55, and rush hour can push that past an hour. For Metra, the BNSF stations in Hinsdale and Western Springs are about 4 to 5 miles north.
Harvester Park at 15W400 Harvester Drive covers 37 acres and is free to visit. Its Route 66 themed playground includes a 30-foot Chicago skyscraper, a music barn, sand play and a summer splash pad. The 20 active acres add lit tennis, basketball and sand volleyball courts, three lit ball fields and a soccer field. The 17-acre wetlands section has trails, a fishing pond and a shelter with a fireplace. Groups of more than 15 need a permit from the Burr Ridge Park District.
Brookhaven Market at 100 Burr Ridge Parkway is the family-owned grocery inside the village, open 7:00 AM to 9:00 PM daily with a deli and bakery. Jewel-Osco has a store at 16W281 83rd Street, and Whole Foods Market is at 500 E Ogden Avenue in Hinsdale. Most households choose by direction of travel, since all of these are within about ten minutes.
The Burr Ridge Park District runs twelve park sites totaling just over 79 acres, led by 37-acre Harvester Park and its 17 acres of wetlands and trails. The Burr Ridge Community Center, a 15,000 square foot building at Harvester Park, hosts programs and events. Citizens Park at 10S474 Madison Street has a two-level playground and a miniature skate park. Kraml Park at 87th Street and Kraml Drive loops a walking path around a pond. On the Cook County side, the Pleasantdale Park District runs Walker Park on Wolf Road.
Burr Ridge Village Center, on County Line Road just south of I-55, holds most of the village's dining. Cooper's Hawk Winery & Restaurant is at 510 Village Center Drive, Topaz Café at 780 and The Hampton Social at 705. Bar Poca Madre serves modern Mexican at 735, and The Bridewell Tavern opened at 595 in 2026. Kilwins added the center's first dessert shop at 745.
From Burr Ridge Village Center, take I-294, the Tri-State Tollway, north to the O'Hare exits. That is about 20 miles and roughly 25 to 30 minutes off-peak. Midway is about 13 miles east via I-55, around 20 minutes. Tri-State traffic and construction move both numbers, so leave a cushion for early morning flights.
Not a village library. About a third of Burr Ridge, mostly west of County Line Road, is in the Indian Prairie Public Library District at 401 Plainfield Road in Darien. Those residents get a card as part of their taxes. Other residents can buy a non-resident card at a fee set each July. Look for a library line on the property tax bill, or call Indian Prairie at 630-887-8760. Details are on the Village of Burr Ridge library page.
